You can choose between leasehold and freehold. Leasehold ownership is the cheapest option and also the most convenient one. In Thailand, foreigners are legally allowed to lease land for 30 years maximum, but the lease can be extended or renewed. On the other hand, freehold ownership applies only to condominium units with a 49% cap on the total units that can be owned.

Know the rules

You aren’t allowed to freely build a house anywhere, you need to ask for a permit from the municipality office. You also can’t build a house on the land that is less than 10 meters away from the beach. The further away from the beach, you are, the bigger the property you can build.
